1953 Route 895

Welcome to 1953 Route 895! This 5.5 hectare / 13.6 acre lot is directly on the Pollett River, in the community of Elgin! This property is a MUST-SEE for anyone interested in outdoor living, with THREE different accesses to water on the land: the Pollett River, Webster Brook, and a pond! The Pollett river is crystal clear along the shores of this property, with over 309 meters of frontage on the river. It varies from a beautiful rocky path only about 18"" deep, to a swimming area over 4 feet deep. Over 310 meters of Webster Brook also flows through the land, filled with fish, turtles, and other wildlife. Fallen trees and rocky paths create crossings to explore and discover. A man-made pond on the high-ground of the property collects water from an underground stream, and has a built-in overflow that sends the water downhill into Webster Brook. Beside the pond is a large, cleared area, with a driveway leading to it and a GORGEOUS view of the entire valley below. This clearing is high and dry and cannot be flooded no matter how high the river gets. A black corrugated pipe & blue lid sticks out of the ground: current owners were told there is a stream located underneath that could be used as a water source, but they have never tried to use nor verified this in any way. There is a thin property which is owned by Natural Resources that runs along the driveway of this land, which used to be a railroad track owned by CN railroad, and for a few years was part of the NB Snowmobile trail. It has not been used in the nearly 5 years that this property has been owned by the current owners. All of this located within 40 minutes of Moncton, and minutes from Elgin Eco-Park and the Elgin General Store and Fire Department. Buyer to call the Regional Service Commission with regards to land use. PID 05088307. Vendor is a licensed real estate salesperson in the Province of New Brunswick. Full drone video to be added by Saturday morning.
