privacy policy

mihom.ca is operated by Dan Robbins, REALTOR®, Pemberton Holmes Ltd. (“we”). this page explains what we collect, why, and what you can do about it. you can browse every listing without an account.

what we collect

If you sign in: your email address (we send a one-time code to it; there are no passwords), plus the homes you save, the searches you save and whether you want email alerts for them.
If you're a REALTOR® using milisting.ca: your name, email, phone, brokerage, DDF® member number, and the photos, floor plans and profile details you upload.
On this device: homes you save before signing in, a note that you've seen the terms notice, and a random device id, kept in your browser's local storage. Signing in uses a session cookie.
Usage: pages viewed, the referring site, and a rough city from your IP address, through our own self-hosted Umami analytics. It uses no cookies and doesn't track you across other sites.
How you use the site: tied to that random device id (and to your account once you sign in on this browser), we keep the pages you open and how long you're active on them, the searches you run and the map areas you look at, the homes you view and how often, and which menus you open. With it we keep your browser, operating system, device type, a rough city, and the first part of your IP address only (the network, not your connection). We use it to open the site on the area you last searched and to learn what kind of home you're after so we can show you better matches. We don't fingerprint your device or follow you across other sites. Your last searched area is kept in a small cookie for 30 days.
Your location: only if you tap “Use my current location”. Your browser asks first. We turn it into a search area 2 to 5 km across, which appears in the page address (and so in our analytics); your exact position isn't sent or stored.

listing views are reported to CREA

The rules for showing MLS® listings require us to tell The Canadian Real Estate Association when a listing is viewed. When you open a listing, your browser sends CREA the listing number, our data feed id and the random device id above. CREA receives your IP address with that request and uses it for listing statistics for REALTORS®. CREA's handling is covered by its own privacy policy.

if you use mihom in an AI assistant

When you use the mihom app in ChatGPT, Claude or another AI assistant, the assistant calls mihom for you. We receive only what the tool needs: the place you named, filters like home type, bedrooms and price, or a listing number, and the assistant provider's server address. We don't receive your name, email, chat history or anything about your account with the assistant, and the app never asks for your location. We use these requests only to answer them, keep the service running and stop abuse, and don't link them to a mihom account. Links the assistant shows you carry a tag (utm_source=ai-assistant) so our analytics can count visits from assistants; once you open mihom.ca, the rest of this policy applies. What you type into the assistant is handled under the assistant provider's own privacy policy.

how we use it

To keep your saved homes and searches in sync and send the alerts you ask for.
To run and improve the site (which pages and features get used).
To remember where you last searched and suggest homes that fit what you've been looking at.
To let us know when someone signs up, so we can help if something goes wrong.

We don't sell or rent personal information, and we don't use it for advertising.

who it's shared with

Only the service providers that run the site for us: our database and sign-in provider (Supabase), our email delivery provider, and our own servers in Victoria, BC. Some of these providers store data outside Canada, including in the United States. When you contact a listing REALTOR® from a listing, you're contacting them directly, by phone, email or through REALTOR.ca, and their privacy practices apply.

how long we keep it

Account data stays until you delete your account. Umami analytics are kept in aggregate. The usage details above are kept for 13 months, and deleting your account deletes them for every browser you signed in on. Sign-in codes expire within an hour.

your choices

You can see, correct or delete your saved homes and searches from your account, and turn alerts off there or from any alert email. To get a copy of your information or have your account deleted, email dan@sakuradevelopments.com. We'll respond within 30 days. If you're not satisfied, you can contact the Office of the Information and Privacy Commissioner for British Columbia.
