IMPORTANT: This is a three-season camp, NOT a residential home! The true value of this property lies in its outstanding 25.6-acre parcel, carefully developed and offering exceptional potential. From the moment you arrive, you'll feel like you're on vacation. The property features two gravel pits, a blueberry patch, numerous maple trees with the potential for a family maple syrup operation, an abundance of wood for personal use or extra income, a stream, and a private trout-stocked pond perfect for fishing, canoeing, pedal boating, paddleboarding, and even creating your own skating rink in winter. Over 3,000 truckloads of fill were brought in to create this remarkable property. The camp is insulated (except for the floor), heated by a wood stove, and has been used with a generator. There is currently no well, septic system, or electrical service, although these services could be installed at the buyer's expense. The asphalt shingles on all buildings were replaced in 2024. A beautiful L-shaped deck offers stunning views, while a second deck was uniquely built around mature trees, creating a naturally shaded outdoor living space unlike any other. A charming bridge adds even more character and provides the perfect setting for wedding or photography sessions. Whether you're looking for a private retreat, a family camp, or a future tourism venture (subject to required approvals), this unique property offers endless possibilities.
